How much is the land?

Cash prices start at only $34,999.

What current properties are available?

Navigate to our inventory page, inventory is updated daily on both our website and our Land ID links. For real-time, up-to-the-minute inventory availability, please give us a call and request to speak to the owner's assistant

I have an older mobile home, will it qualify?

Typically, our properties will require mobile homes built within the last 10 years. We do have properties which allow mobile homes older than 15 years, when you speak to the owner's assistant, they will be able to point you in the right direction

Are the properties surveyed?

Yes, every property we list has a recent survey on file. We believe in total transparency, so you’ll know exactly where your boundaries lie before you even visit the land.

Will we have access to water and power?

Yes, water and power will be accessible at the road. Once you install your home, you would just install the utility piping to your house. In some cases, we will sell properties with wells, and in that case, you will already be given a well quote from a reputable well driller nearby.

Can I throw parties on my property?

Everyone has the right to quiet enjoyment of their land and property. This is maintained by the county and police services. You can throw parties, just be respectful to your neighbors

How do I verify the plat / boundaries is correct?

We will always provide you with a survey. Most counties also have a county appraisal website. Find the county appraisal website on Google, click interactive map, and find it with the parcel number, or zoom into where the property is. If you'd like to have an official survey, we will also provide you with our surveyor's information.

What is my interest rate and payment?

We currently offer rates between 10% and 12.99% when using our in-house seller financing. The rate depends on the subdivision location and the terms of your qualification. Most of our competitors are charging 13% to 14%, so our financing is very competitive. Please use our calculator for different payment estimates. https://buydallasland.net/seller-financing/

Are you negotiable on down payment?

Yes, depending on the length of the deal and other qualifying factors, we will help you get a piece of land and leave you with enough money to develop it. Once you speak with the owner's assistant, he will be able to present the information to the owner so that it makes sense

Do you offer seller financing?

Absolutely. We specialize in making land ownership accessible. We offer flexible owner financing with as little as 10% down and terms ranging from 2 to 30 years. Even if someone has been turned down before, has an ITIN, or has difficulty proving income, this is where we really help our clients

Are there penalties or fees for early payoff?

No. We encourage you to pay off your land early if you’re able to. There are zero prepayment penalties on any of our financing contracts

Can I pay more on top of my monthly payment?

Yes, any additional payments go directly toward the loan's principal. You will just call the loan servicer and let them know you'd like to make an additional payment. We will provide you with the servicer's number after you close. There are no fees for making additional payments.

If I make additional payments, will my balance go down faster?

Yes, you may always choose to make additional payments to the principal. Like any amortized payment, home or car, the payment is fixed and will remain the same when making additional payments...Therefore additional payments will shorten the term of the loan. You can see how additional payments will affect the loan length by using this mortgage amortization calculator. https://www.mortgagecalculator.org/calculators/what-if-i-pay-more-calculator.php

At the end of every month, you will receive a receipt showing all your previous payments, and the current outstanding balance. There are never any fees for making additional payments

How do I make my monthly payment?

You will sign an ACH withdrawal form which allows the seller to withdraw your agreed upon payment on the first of every month. If this does not work for you, you can change it with the servicer

How do I get monthly finance statements? Do you send receipts?

At the end of every month, you will receive a receipt showing all your previous payments, and current outstanding balance

Can I pay cash?

Absolutely, give us a call, and we will give you a discount on the seller financing price. Cash sales make everything much easier

How do I buy the land?

You will write a check to the landowner for $1000 for earnest money. This will cover all closing costs for the deed, paperwork, and notary to notarize the documents. At the time of close, we will notarize the documents, take your final funding deposit check, and record the documents with the county.

How do I visit the properties?

You are welcome to visit any of our listed properties. We provide GPS coordinates and detailed driving directions. Just give us a quick call to let us know you’re heading out!

How fast can you close?

We typically do a 10-day escrow, if you would like to close more quickly, we will speak to the owner and see what we can do for you

Are you negotiable on price?

The owner has one set price for seller financing, it is slightly negotiable based on term of the loan, down payment, and how quickly you would like to close. This ensures you and all of your neighbors pay a fair price for the land. If a client would like to pay cash or bring their own bank financing, we offer significant discounts

Are you negotiable on rates or payments?

We will make you a good deal, which is fair to everyone else who's also bought in the subdivision. Rates are typically not able to be adjusted, but we can fluctuate on price depending on length of the loan, how fast a client would like to close, and other features. Once you speak to the owner's assistant, they will help you to find a payment that works.

How do we get started?

The first step is to see the land, or pick out a lot / tract from our catalog by watching the videos on Land ID. Once you've identified your dream property you will put down a $1000 earnest money deposit made out to the seller. Be advised we will continue to market the lot you select until we receive the earnest money deposit check

Is the earnest money deposit refundable?

Once you've put down the earnest money deposit of $1,000, we will remove the property from Land ID, stop showing it, stop marketing it. If for any reason you do not get approved for in-house seller financing, we will 100% give you a refund. If you do get approved, the earnest money deposit is non-refundable

Do you close with a title company?

The owner will have purchased the property recently with title insurance through an escrow company. For most clients, we will sign a warranty deed, which will have us warranty the title of property to you. Our legal staff creates these documents which saves a lot of money on closing costs. If you would like to pay for a title company, we will close any way you would like

What type of deed do I receive?

You receive a General Warranty Deed at closing, the highest standard of deed in Texas, ensuring clear title and protection for you as the buyer.

How do I know I own this land?

You receive a General Warranty Deed at closing, and it is recorded with the county right after you close. If you use seller financing, you will also sign a promissory note and a deed of trust securing the loan. You can then go to the county courthouse and verify the deed to the land is in your name.

How do I get a 911 address?

As soon as you close on your property, we will send you over scanned and signed documents. Just call the county courthouse and ask them for the 911 address department, they typically have a simple form and will give you the address

How do I turn on my water and power?

The first step is to get your 911 address. Once you have this, you will just call the water company and the power company and confirm the date of service. You will need to make arrangements to have water piped from the street to your home, as well as electricity from the pole to your home

What would be a cost estimate on how much it will take to develop the land?
